We want you to feel completely at ease with us and to enjoy a relaxing and unforgettable stay.

Here we would like to briefly introduce ourselves and provide you with useful information about the farm, the holiday apartment, our services, experiences on the farm and in the surrounding area, as well as our culinary tips.

Who we are

We are Elena and Thomas (also known as Raffi). Two true Carinthians.
We’ve been around quite a bit — and consciously chose to stay right here.

The Labsalerie is our home.

Also part of the family is Jah, the house and farm cat. A free spirit and distributor of cuddles — naturally on his own terms.

Our path?
Sideways.

Authentic instead of conforming.
Real instead of staged.
And we’d rather have conviction than applause.

During the off-season, we offer small retreats, and in winter our house guests can join snowboard freestyle coaching and guiding in the Carinthian mountains, where Raffi follows his greatest passion: snowboarding. On Sundays, he also teaches freestyle classes for kids through the local club “Shred School.”

We’re looking forward to meeting you in person — on the farm, in the kitchen, or somewhere in between. Just come and say hello!

Apartment

Cleaning

The cleaning fee for your holiday apartment is included in the total price.
If you are not satisfied or would like an interim cleaning, please let us know.

A vacuum cleaner, broom, cloths, and various cleaning supplies are available from us.
We kindly ask you to leave the holiday apartment in an appropriate condition upon departure (see checklist).

Smoking

Smoking is not permitted indoors.
Smoking is allowed in the outdoor areas when using an ashtray, provided that no other guest feels disturbed.

If you smoke on the balcony, please make sure that no smoke drifts into the apartment and that everything is completely extinguished.

Utensils

Are you not satisfied with your pillow, need fresh towels, a broom, vacuum cleaner, baking dish, freezer box, or a specific kitchen appliance?

We have many items available to lend that may not be in the apartment.
Please note that toilet paper must be purchased by yourselves — only the first roll is included. Just let us know if you need anything!

Farm Etiquette

Our holiday apartments are meant to feel like a home for you.
We care deeply about our environment, so we kindly ask you to treat all resources with care and to interact with each other respectfully and mindfully.

The farm etiquette applies to the entire grounds of the Lindenhof and is binding for all residents of the house as well as their relatives and visitors.

By completing your booking, we assume that the farm etiquette has been accepted.
You will find it at the end of this information. If you have any questions, we are happy to help.

Waste

Reuse – reduce – recycle

Instructions on how to properly dispose of your waste can be found in your kitchen.
Our garbage bins are located at the parking area. Please compress your waste and dispose of it properly separated.

Good to know

Wi-Fi

You have free access to the internet via a Wi-Fi router (Starlink).
Unfortunately, our walls are very thick, so the connection may not always work as well as we would like. If you need to work, feel free to do so at the reception — the connection is best there. Just speak to us!

Children

Children of all ages are welcome here, and we enjoy the lively atmosphere they bring to the farm. If you need a child seat or anything else for your little one, just let us know!

We also have toys available on the farm for your child. However, please note that our farm can present certain hazards, and there is a road with traffic nearby.

As supervising persons, we kindly ask you to ensure that your child is always under supervision and treats all living beings and things with care and respect.

A small first-aid kit is located at the reception.
We kindly ask you to only take something from it in emergencies. Please contact us if you need anything.

Parking

Your car can “go on holiday” in the guest parking area behind the barn.
Due to the limited number of parking spaces, please park in a way that does not affect the use of adjacent spaces. One parking space is provided per holiday apartment.
If no parking space is available, please contact us.

We also have parking spaces on the meadow next door. These are primarily intended for guests of the restaurant, but you are welcome to park there as well.

Check-Out

On the day of departure, the holiday apartment is available to you until 10:00 am. Please follow the departure checklist (located in the living area or on the kitchen wall).

 – Dispose of garbage in the designated area
 – Wash and put away dishes
 – Take your food with you
 – Settle any outstanding balance

If possible, we will briefly stop by before your departure to check the apartment.
Payment can be made in cash, by bank transfer, or with Bitcoin.

Of course, you are welcome to spend the rest of your departure day relaxing on our farm and leave your luggage with us.

Local and Overnight Tax

The local and overnight tax is not included in the price of the holiday apartment and must be paid separately. It amounts to €4.50 per night per person (from 17 years of age).

This tax must be paid at check-out (also for Booking.com guests).

Experiences at the Lindenhof

Jaus’n on Site

Enjoy creative, regional Jaus’n in a relaxed atmosphere right here at the farm from mid-May to mid-September. From vegan to hearty options — there’s something for every taste.

Garden

We have lovingly designed our garden. Here you can enjoy delicious fresh vegetables and many varieties of fruit. To keep our soil naturally rich in nutrients and help everything grow well, we produce our own Terra Preta (black soil), for example.

Feel free to stop by and take a look at our kiwi, fig, cherry, and the many peach trees. You’re also welcome to taste some of the fruit and vegetables. If you’d like more than just a small sample, please check with us briefly, as much of the harvest is planned for use in our kitchen.

You are welcome to use the lounges, tables in the courtyard, and the seating and chill areas in the garden at any time. We also have sun loungers available. The cushions for them, as well as for the benches, along with tablecloths, candles, and decorations, can be borrowed from us. Just let us know!

Grilling

Our farm is the perfect place to relax, play, and above all spend time together when the weather is nice. Would you like to have a barbecue or make a campfire? We’re happy to provide you with a grill.

We kindly ask you to clean the grill carefully afterwards and dispose of the ashes and any waste properly. During restaurant opening hours, grilling is only possible in the garden. Please just let us know in advance.

Entertainment

For your entertainment, we have plenty of books and board games (available at the reception) as well as outdoor games in the garden.

In the middle of the courtyard you’ll find a table tennis table. On the way up to the parking area you’ll also find many outdoor games (for example Kubb/Viking chess, Spikeball, badminton, frisbee, and more).

If you cannot find something there, please let us know.

After use, we kindly ask you to return everything in the best possible condition. If something has been damaged, please inform us briefly. During the off-season, you can get the outdoor games directly from us — just ask!

Skateboarding in the Barn

Would you like to experience “going sideways” with us? Board sports are our great passion, and we would love to spark your enthusiasm as well. In spring, autumn, and winter, we offer skateboard camps for different levels and focuses.

If you are only staying with us for a few days, we also offer shorter and individual coaching sessions. Coaching is available for skateboarding, wakesurfing, snowboarding, or Onewheel.

Coach Raffi masters all styles and will help you push your progress — and of course increase the fun factor. Just talk to us!

Culinary Delights

Drinks

Our tap water comes from pure groundwater and spring water. It is free for you and delivered straight to your home — simply turn on the tap and enjoy.

We also have freshly tapped Hirter organic beer, delicious Carinthian and Italian wines (including natural wines), as well as homemade juices available for you in the house (some drinks are only available from May to October).

You can prepare your coffee or tea yourself — everything you need is available in the apartment. We also offer coffee from the machine — just let us know!

Seasonal Restaurant

Our restaurant is open from mid-May to mid-September.
You can find the exact opening hours online.

During this time, the farm is usually very lively and guests from the surrounding area come by to enjoy good food and drinks. In a relaxed atmosphere, we serve regional Jaus’n.

SLOW DOWN EXPERIENCES

Ideas for a day trip you can do without a car, starting directly from the Labsalerie.

Mini Golf & Ice Cream
Cycle to Krumpendorf. There is also a great playground nearby.

Pedal Boat Picnic
Take a pedal boat out onto the lake and jump straight into the water — summer doesn’t get better than this! Boat rental within walking distance (8 minutes downhill). Contact: Fischerbartl, Seeuferstraße 130, Pörtschach or in Krumpendorf: Meet-Boot, boat landing, Berthastraße

Hike to a Power Spot – Hohe Gloriette at Lake Wörthersee
The walk up to the Hohe Gloriette offers a wonderful view over the lake and can easily be combined with a boat trip. The easiest option is to start directly from the farm.
Approx. 50 minutes from the farm (easy pace). Food stop idea: Zocklwirt

Hike to Pirkerkogel
Slowing down begins with the first step. Start directly at the Labsalerie.
After about 30–40 minutes of steady but relaxed hiking, you reach Pirkerkogel, a quiet viewpoint overlooking Lake Wörthersee.

Crossing Lake Wörthersee by SUP / Kayak
At the rental station SUP2GETHER SUP you can rent a SUP or kayak and return it at another station. Idea: Take the train to Klagenfurt and paddle from there to Bad Saag or Promenadenbad Pörtschach. Food stop idea along the way: Schamandra Strandbar in Klagenfurt.

Open-Air Cinema in the Castle Courtyard – Klagenfurt
Take the train or bike (30 minutes) to Klagenfurt.
Film program: volkskino.net Food stop ideas: I am no Italian (best pizza) or Bierhaus zum Augustin. Afterwards: drinks at Hafenstadt by the Lend Canal.

Yoga at the Seerosensteg
Walk or cycle to Seerosensteg in Pörtschach (10 minutes on foot).
Here Katha offers beautiful morning or sunset yoga flows. Afterwards you can go for a swim directly there. Food stop idea: Wienerroither

Climb the Pyramidenkogel
Take the boat to Maria Wörth to visit the pilgrimage church and hike up to Pyramidenkogel (observation tower). 430 m elevation, 1–1.5 hours hiking, approx. 9 km round trip

There is also a playground and petting zoo. If you have time, we highly recommend visiting the organic beekeeping farm of our uncle (Allesch) in St. Anna. Food stop idea: Seerestaurant Linde, Maria Wörth

RELAXED DAY TRIPS

Ideas for relaxed excursions with light physical activity to beautiful natural power spots in the Alpe-Adria region.

Weissensee – Spittal an der Drau
Take the boat from the east shore (parking at Stockenboi) to Ronacherfels.
Walk back along the lake and enjoy fresh trout snacks. Beautiful trail directly along the water, swimming allowed in several spots. Food stop idea: Ronacherfels – Seecafé

Laghi di Fusine (Fusine Lakes) – Tarvis, Italy
A natural jewel and magical place at the border of Austria, Slovenia and Italy, surrounded by the Julian Alps. Easy circular hike around both lakes (approx. 2 hours). Swimming is not allowed. For more adventure: hike up to Rifugio Alpino Luigi Zacchi / Zacchi Hut
(about 2 hours uphill, 500 m elevation). Food stop ideas:
Locanda Mandi, Fusine in Valromana or Zacchi Hut

Monte Santo di Lussari (Luschariberg) – Tarvis, Italy
Reach the summit either: on foot (2.5 h, 1000 m elevation, 6 km, rocky path) or by cable car (approx. €16 round trip). At the top you’ll find a pilgrimage church and charming mountain village. Enjoy pasta and a glass of red wine with a beautiful view. Food stop idea for the way back: Ristorante Rio Argento, Ugovizza (about 10 min by car from the cable car). The owner Sandro is a friend of ours — send him our regards!

Nockalmstraße – Ebene Reichenau
Along this panoramic alpine road (toll road) you will find numerous viewpoints and attractions. Short hikes in the Nockberge Biosphere Park are well marked. Park at Sackltratten and walk to Tangener Hütte (trail 126, approx. 40 minutes). Food stop idea: Tangener Hütte – say hello to Traudi from us.

Faaker See – Villach
SUP or kayak rental: Kajak Center Faak (next to the beach area in Egg). Explore the lake via the 1.5 km water channel to the peninsula. Alternative: lake.bike network with official mountain bike trails. Bike rental: Fahrradcenter Faaker See, Egg. Food stop ideas:
Restaurant Uferwald (Camping Anderwald), Faak am See
or Strandbar Egg for a sundowner.

Short Trips to Cities
Klagenfurt (10 min by car), Villach (20 min), Ljubljana (1.5 h), Trieste (2 h), Udine (1.5 h)
You can easily reach Klagenfurt and Villach by train (free with the Wörthersee Plus Card). There is also a direct train to Graz in about 40 minutes. Each city has its own charm — local markets, beautiful pedestrian areas, great restaurants, art, culture and southern flair.

Farm Etiquette

Where people come together, consideration, a bit of common sense, and a friendly attitude help ensure that everyone feels comfortable.
Treat everything the way you would like to be treated — this applies to people, animals, plants, toys, and of course our food.

Apartment

If you are missing anything in your apartment, please contact us.

Please handle all furnishings and inventory with care.

Please water the plants in the apartment if they need refreshing. The plants on the balcony should be watered once daily, either in the morning or evening.

Please return all borrowed items (grill, games, books, tools, etc.) clean.

Please avoid unnecessary water waste.

Please let us know if you would like to take vegetables, herbs, or fruit from our garden.

Mosquitoes in the apartment should be avoided. Therefore, always switch off the lights when windows are open.

KITCHEN

Please only return dishes, cutlery, pots, and other utensils to the cupboards clean.

Strong-smelling, greasy, or very hot dishes should not be prepared — or only in summer with the windows open. Please dispose of grease properly!

BATHROOM

Do not dispose of waste, food leftovers, harmful liquids, or similar substances in the sink, washbasin, shower, or toilet.

WASTE

Please separate your waste correctly using the containers provided in the apartment.
The bins for residual waste (grey), paper (red), metal and plastic (yellow) are located at the parking area behind the barn. Please keep the lids closed.

Please reduce your waste as much as possible and compress it. Do not dispose of hot ash in the bins. Dispose of organic waste in the compost in the garden.

Up to 10 glass bottles should be rinsed and placed at the reception (on the floor), otherwise please bring them to the glass container in Pörtschach.

Information on proper waste separation can be found in the apartment.

LIVING AREA

Please do not reprogram any devices and do not take indoor furniture outside.

We appreciate it if street shoes are left in the entrance area and especially that carpets are not walked on — for hygiene reasons and to reduce noise.

KEYS

Upon arrival, you will receive a key. It opens both the entrance and the apartment.
There are no spare keys — in case of loss, the full replacement cost must be covered.

BEFORE LEAVING THE APARTMENT

When leaving the apartment, please close all windows and doors, switch off all lights, and set the heating (in winter) to a maximum of level 1.

We are not liable for valuables.

DAMAGE

No one damages things intentionally, but accidents can happen.
We appreciate it if you inform us of any damage so we do not only discover it after your departure during final cleaning.

ADDITIONAL GUESTS

Our apartments are designed for the booked number of guests.
If additional guests are traveling with you, please inform us immediately. It is not permitted to allow unregistered guests to stay overnight.

FOR SMOKERS

Smoking is only permitted in outdoor areas using an ashtray, provided that no other guest is disturbed.
Smoking indoors is strictly prohibited!

Please allow ash to cool for at least 48 hours before disposing of it in residual waste.

General

QUITE HOURS

In the interest of good neighborly relations, we kindly ask you to observe quiet hours from approximately 11:00 pm to 8:00 am.

As the walls in our apartments are unfortunately thin, we ask you to generally keep noise at room volume at all times.

CHILDREN

Please always return borrowed items to their designated place.

FOR PARENTS

Children must be supervised at all times.
Attention: there is a nearby road with traffic, as well as potential hazards on the farm.

Please also ensure that our trees and shrubs are not stripped bare — small tastings are of course welcome.

We do not assume supervision or liability for your children!

OUTDOOR AREAS

After use, please clean the grill. Clean the grill grate and dispose of ash or remaining charcoal in a metal container. Dispose of meat and sausage leftovers with residual waste.

PARKING

As parking spaces are limited, please park your car in a way that allows space for other guests.
If your car leaks oil, proper cleaning must be arranged.

PETS

Pets are generally not allowed. In some cases we accept. We kindly ask you to keep dogs on a leash when outside the apartment.

Dogs are not allowed on beds, couches, or seating areas. Loud barking is not permitted anywhere on the premises. Any damage caused by your pets must be compensated.

We have a cat named Jah, who is happy to be petted, but must not enter the apartment — to avoid the risk of being locked in and causing accidents.

DEPARTURE

On the day of departure, the apartment must be vacated by 10:00 am, or the time must be agreed upon with us.If possible, we will carry out a final inspection together and collect the keys. Payment should be made the evening before — by arrangement.
